What matters most is that your case number is properly linked to your mortgage and property. Your lender manages this process through FHA Connection.

Why Is the FHA Case Number Significant?

Think of the FHA case number as a tracking tag that follows your mortgage through every step of the process. The FHA case number may be used when the lender accesses case information, processes an FHA appraisal, transfers the case to another FHA-approved lender, calculates mortgage insurance, endorses insurance on the loan, or checks the case status.

FHA Connection uses the case number throughout the entire processing of the case and, following FHA insurance endorsement, the case continues to recognize the insured mortgage in the HUD systems.

For borrowers, getting an FHA case number is not the same as being approved for a mortgage. It is a necessary step for FHA mortgage insurance, but it does not mean your loan, credit, property, appraisal, assets, or income have been approved. Your mortgage must still meet all underwriting and property standards to close and receive an FHA mortgage insurance endorsement. A mortgage may be denied, withdrawn, canceled, transferred, or not completed even if an FHA case number has been assigned.

When Is an FHA Case Number Assigned?

The FHA case number is issued to the FHA-approved lender during mortgage origination via FHA Connection. HUD requires the lender to certify an active loan application for the property and borrower before requesting a case number. FHA Connection then verifies the borrower and property details. The lender enters the property and borrower information into the FHA Connection. FHA Connection can confirm the FHA Connection confirms property information and conduct a limited background check on the borrower. HUD’s system may also initiate a more in-depth review if needed. FHA Connection, also known as FHAC, is HUD’s online system that authorized FHA lenders and other approved participants use to process and manage FHA-insured mortgages. It supports functions such as establishing FHA case numbers, reviewing case status, transferring cases between lenders, submitting appraisal information, and managing mortgage insurance requirements. Most borrowers do not need access to FHA Connection. If you need information about your FHA case, contact your loan officer, mortgage processor, lender, or mortgage servicer.

While an FHA case is often described as a match between a borrower and a property, it is more accurately a unique mortgage case number.  Here’s how the FHA case number process generally works: The borrower applies for an FHA-insured mortgage loan through a HUD-approved lender. The lender submits the necessary information of the borrower and the loan to the FHA for approval. This includes details such as borrower information, property details, and terms.

Once HUD receives the loan information, it assigns a unique case number to that specific loan application. HUS reviews the loan application and, if everything meets its requirements, provides approval for the loan.

With FHA approval, the lender can proceed with processing and underwriting the loan. If the loan is approved and closes, it becomes an FHA-insured loan, and the FHA case number remains associated with that loan throughout its life. Borrowers and lenders use the FHA case number for reference when communicating with the FHA or accessing loan information. HUD defines an FHA case number as a mortgage case identifier. FHA Connection does allow some borrower and property information to be corrected or updated before case endorsement. When a borrower applies for an FHA-insured home loan and wants to qualify and get pre-approved, the lender initiates the loan process by obtaining an FHA case number. The FHA case number is crucial for tracking and managing the loan. It is used in various documents and systems related to the FHA-insured loan, including endorsements, claims, and other administrative processes.  The FHA case number becomes particularly significant when changing lenders, switching properties, or transferring an appraisal between properties.

The FHA Case Number and the FHA Appraisal

The FHA case number is directly related to the FHA appraisal process. For an FHA appraisal to be requested, the case number is linked to that appraisal by HUD. FHA Connection offers appraisal case processing functions using the case number. HUD currently provides an initial 180-day validity period for most applicable forward FHA originations.

Once the FHA conditions are met, an appraisal update can extend the appraisal’s validity for 1 year from the date the original appraisal became effective.

This is an important distinction because the end of an appraisal’s validity period does not coincide with the end of an FHA case. The two are connected, but each applies in different circumstances.

Can an FHA Appraisal Be Done Before the Case Number Is Assigned?

The FHA case number is obtained prior to the FHA appraisal. Generally, HUD requires the appraisal effective date to be on or after the case-number assignment date. An exception to this rule is an appraisal dated prior to case number assignment when that appraisal was originally ordered to satisfy a different purpose that meets the FHA requirements. (Let your lender decide if an earlier appraisal can be used for your FHA loan, rather than assuming it will automatically qualify).

Can an FHA Case Number Be Transferred to Another Lender?

Yes. Changing mortgage companies does not always require a new FHA case number. HUD’s FHA policy indicates that, upon the borrower’s request, the original mortgagee must assign the case number to the new mortgagee through FHA Connection. FHA Connection contains a Case/Appraisal Transfer module intended for the transfer of a non-endorsed FHA case to another eligible lender.  This is particularly relevant when a borrower is under contract to sell their home but elects to use another lender due to outstanding underwriting issues, lender overlays, service problems, pricing, delays, and other valid reasons.

Can the Original Lender Charge the Borrower for an FHA Case Transfer?

HUD indicates that the original mortgagee may not charge the borrower for case transfer. The original mortgagee retains certain rights to negotiate arrangements regarding documents with the new mortgagee. However, the borrower should not be charged for a case number transfer. HUD indicates that the mortgagee that performs the transfer is not authorized to charge a document-processing transfer fee when an FHA Streamline Refinance is performed. Plenty of legitimate costs come with getting a mortgage, but a case number transfer fee should not be one of them.

Does the FHA Case Number Include the FHA Appraisal?

Yes, FHA Connection allows case number transfers along with appraisal numbers. When a case number transfer is processed, the lender can indicate whether the appraisal is being transferred to the new mortgage loan originator and include the case number. ENTF includes a system option for this type of appraisal transfer.

This feature is especially helpful if you need to switch lenders after your FHA appraisal is already finished. The new lender cannot treat a case number transfer as a waiver of any appraisal issues.

Nor can it consider a case number transfer as a waiver of additional underwriting or of any requirements related to the property or the FHA. The new lender still has to underwrite the FHA mortgage.

What Happens If the Current Lender Refuses to Transfer the Case Number?

The borrower must request the transfer in writing. Current HUD policy on FHA loans mandates that the original mortgagee must assign the case number to the new mortgagee via FHA Connection. Should the current originating lender decline or be unable to effect the requested transfer, HUD provides additional instructions for that circumstance. Your new FHA lender will best determine the next course of action to take and/or if assistance from HUD is appropriate. Do not assume your transaction is stuck just because a lender is being difficult.

FHA Case Number Stay Active?

Many people wonder about this because they have heard that a case must close within six months of getting a case number. That is only partly true. HUD has automatic case-cancellation rules for inactivity. According to FHA guidelines, a case may be automatically canceled after six months of inactivity. Certain case-related activities will prevent cancellation. So, it is incorrect to claim that every FHA case number expires exactly six months after it is assigned. A case can stay active depending on what actions have taken place. The appraisal and the case number are two completely separate concerns that should not be confused.

FHA Case Number Expiration and FHA Appraisal Expiration

Think of these as two separate clocks, each keeping its own time. The FHA case is the system HUD uses to record all details of the mortgage transaction. The FHA appraisal has its own effective date and time for which it is valid. For most Forward FHA Cases, the initial appraisal has a 180-day validity period. Generally, valid appraisal updates are case-specific and can extend the valid period to up to a year from the original appraisal’s effective date.

When Can an FHA Case Number Be Canceled?

A case must be closed if a mortgage will no longer be an FHA-insured transaction. Currently, HUD allows lenders to request case cancellations and case reinstatements through FHA Connection or the HUD system for case processing, for most cases. There may be instances in which the FHA Resource Center must assist the lender. A case must be canceled if the transaction will not proceed and FHA insurance will no longer be requested, or if a new case must be processed and the existing case canceled. Borrowers do not cancel FHA cases. The lender will cancel the case in the FHA system.

Can a Canceled FHA Case Number Be Reinstated?

It can, but canceling a case does not give the lender an unlimited opportunity to reopen the case. HUD offers features to reinstate cases and develops rules related to case cancellation and the reason(s) for cancellation. Cases that are automated for cancellation may be subject to more limits on a request for reinstatement. The lender must check the case status in FHA Connection to determine whether reinstatement, transfer, cancellation, or a new case is appropriate.

How Do I Find My FHA Case Number?

The FHA case number is usually easy to find, and the lender or mortgage company servicing the FHA loan is generally the best option. The case number may be listed in documents related to the FHA loan or appraisal.

HUD says that Case Query is used for non-endorsed FHA cases, while Case Detail is used for both endorsed and non-endorsed cases based on the case status.

Authorized lenders can search case information in FHA Connection.  If you cannot find the case number while buying a new home, ask your loan officer or the loan processor. For homes you already own with an FHA mortgage, your mortgage servicer can provide the case number.

What Happens If FHA Connection Detects An Existing Case Number?

Do not worry if FHA Connection finds an existing case number by mistake. This frequently indicates that another FHA case was once initiated for the property. HUD’s FHA Connection can identify duplicate property addresses when assigning case numbers. If another lender has been identified as the originator, then an existing case is likely to require research and may need to be cleared or transferred before a new lender can proceed. This is the case when a buyer’s FHA financing was not completed. In this case, the smartest move is for your new lender to review the existing case rather than submit multiple new case requests.

Common Problems with FHA Case Numbers That Impact Closing

This situation may also arise because of an existing FHA case connected to the property associated with a past transaction. Another situation is the new lender requesting a case number lender transfer after the borrower has decided to use a different mortgage lender and has waited too long to request the lender transfer.

Adjusting the borrower information or the property address may also be needed. HUD FHA Connection has functions to update the eligible borrower and address information on cases that have not been endorsed.

A case is often moved to Holds Tracking when HUD needs to do further review. Some borrowers think an expired appraisal means their FHA case number has expired, too. That is not true, and this confusion can lead to delays and extra appraisal costs.

Why the Date of the FHA Case Number Assignment Matters

The date has significance beyond the case number itself. The date your case number is assigned matters for more than just record-keeping. Case numbers assigned on or after a specific date. HUD has assigned case numbers when introducing appraisal, mortgage insurance, and program requirements policies. The implementation of HUD’s 2026 HECM limit is an example and will be applicable to case numbers assigned during the 2026 calendar year. This means two borrowers applying at the same time could face different requirements, depending on the policy’s effective date set by HUD. Your lender will confirm the FHA policy relevant to your situation.

Does Every FHA Purchase and Refinance Require an FHA Case Number?

An FHA-insured mortgage requires an FHA case to be established in HUD’s system. This is applicable to both FHA purchase mortgages and FHA refinance mortgages. The processing requirements vary by FHA mortgage. For example, FHA Connection offers specific refinance functions, in addition to new case creation, for refinancing an existing FHA-insured mortgage.  You do not need to memorize FHA program codes or system steps. That is your lender’s job.

Can One Borrower Have More Than One FHA Case Number?

An FHA case number is not related to the rules and procedures concerning the number of FHA-insured mortgages for an individual borrower.

FHA Connection can spot borrowers on more than one loan file, so it is not true that a borrower can never have more than one FHA case number.

For instance, while we verify a different transaction, a prior application may still be present in the system. The question of whether a borrower might actually close a second FHA-insured mortgage is a separate eligibility and occupancy concern. Having a case number does not mean you own the property, have closed the mortgage, or have been approved for an FHA loan.

What Should You Do Before Changing FHA Lenders?

Let your new lender know right away if another FHA lender is already involved in your transaction. Provide the former lender’s information, the property address, the status of the appraisal, and the FHA case number, if available. The new lender will then determine if the case and appraisal should be transferred. If you do not start the FHA case transfer a few days before closing, you could run into avoidable problems, especially if your appraisal is already done.

Let’s say the homebuyer is under contract and has chosen to apply for FHA financing with Lender A.

  • Lender A generates the FHA case number and requests the FHA appraisal.
  • After approximately two weeks, the borrower decides to transfer the loan to Lender B.
  • The borrower normally does not need Lender B to request a completely new/separate FHA case for this transaction.
  • The unendorsed FHA case that was initiated by Lender A can be transferred to an eligible Lender B via the FTAT.
  • The appraisal can also be transferred, if applicable.
  • Lender B will continue to process and underwrite its loan file.
  • The transfer doesn’t make the loan, but the FHA case can be continued with a new mortgage originator.

Guidelines for Borrowers on FHA Case Numbers

An FHA case number is a unique code for an FHA mortgage that is still in process. It is not the final stamp of approval. Your lender makes the request via FHA Connection. The case is tied to the Borrower, the property, the lender, the FHA program, and other case processing information.

When a borrower changes lenders, the existing case (unless it is endorsed) may be transferred to the new lender rather than abandoned.

It is possible for an existing case to block a new case from being assigned to the same property.  An FHA appraisal may be transferred to the new lender with the case, when applicable.
