The very first step of the qualification and the pre-approval process is a one-on-one confidential interview with a licensed loan officer. The loan officer will ask you certain qualifying questions with regard to the type and price of the home you want to purchase, your credit and payment history, income and employment, assets, and debts.

    After you had an interview with a loan officer, the loan officer will direct you to the Get Pre-Approved link which is the official mortgage loan application.     Order Credit Report To Run The Automated Underwriting System

    Gustan Cho Associates has no lender overlays on government and conventional loans. While most lenders have two tiers of the mortgage approval process (AUS approval and lender overlays), Gustan Cho Associates just go off the automated underwriting system findings. Once you have approve/eligible per the automated underwriting system, you can bank on closing the mortgage loan. To run the automated underwriting system, we need you to Order Your Credit Report by clicking the Order Credit Report link. Once you pay the fees and run your credit report, we will get alerted. Once alerted, your loan officer will review your credit report and run your loan application along with your tri-merger credit report through the automated underwriting system (AUS).

    Official Pre-Approval Letter

    Once you have an approve/eligible per the automated underwriting system, your loan officer will issue a pre-approval letter. With a pre-approval letter, you will be able to shop for a home and enter into a real estate purchase contract. Have been approved for an fha loan and the child support has become an issue, there is no balance to show that it’s current and that the back amount was paid, I can’t seem to get any answers on obtaining a balance, with that being said, how do I prove I’m not behind so I can move forward on the house we are approved for and have the loan pending so we can close on it???

    2. Looking at doing another VA loan. The lender I am currently working with has said that since I have accounts in collection status and don’t meet the credit score minimum for this I am not eligible for this. Your site says vets are eligible for this with accounts in collection status. Can you expand on this for me please.

      1. We have no lender overlays on VA loans. VA does not require a minimum credit score requirement and outstanding collections and charged-off accounts do not have to be paid to qualify for VA loans. Lenders like the lender you went to can have lender overlays. What this means is that lender can impose their own higher lending requirement such as requiring a higher credit score or having you pay off outstanding collections and charged-off accounts even though VA does not require it.
